Loan and mortgage paperwork mixes bank-issued documents with contracts between parties, so the certification route differs, and registering a mortgage over land must be done before the competent official at the Land Office.
These documents fall into two classes. The first is bank-issued: outstanding balance letters, discharge letters and amortisation schedules. The second is contractual between the parties: loan agreements and mortgage agreements signed by the parties themselves.
A mortgage over immovable property must be made in writing and registered before the competent official under the Civil and Commercial Code. Signing privately without registration does not create a legal mortgage — the point foreign buyers misunderstand most often.
