Eligibility

50+ on filing day, no criminal or prohibited history under the Immigration Act BE 2522 section 12, and either a THB 800,000 Thai-bank balance held two months before filing, or a THB 65,000 monthly income letter certified by your embassy, or a mixed formula totalling THB 800,000/year.

First 90 days

Overseas applicants file Non-O 90-day at a Thai consulate. Applicants already in Thailand on a Tourist Visa can Change of Status at Chaengwattana Immigration for THB 2,000, processing 10-15 days.

1-year extension

Filed within 30 days of expiry at the local Immigration office with bank letter, three-month statement, ATM card + passbook copy, accommodation certificate, TM.30 acknowledgement and THB 1,900 fee. Same-day approval in most offices.

TM.30, 90-day, Re-entry

TM.30 must be filed within 24h of re-entering Thailand (fine up to THB 2,000). 90-day reports lodged via tm47.immigration.go.th. Re-entry Permit is THB 1,000 single / THB 3,800 multiple—required for any international trip while the visa is active.

Upgrade to LTR / TR-9

Retirees with USD 80,000 passive income or USD 40,000 income plus USD 250,000 bond investment can upgrade to LTR-Wealthy Pensioner (10-year visa, no 90-day reporting, airport fast-track). Our upgrade service is THB 39,000.

FAQ

Must the THB 800k stay all year?

Immigration requires the full THB 800k for two months pre-filing. After approval you may drop to THB 400k for the rest of the year, then rebuild to THB 800k three months before renewal.

Can I switch from a Tourist Visa inside Thailand?

Yes—Change of Status at Chaengwattana Immigration (2nd floor), THB 2,000 fee, 10-15-day processing. At least 15 days of Tourist Visa validity must remain.

When is age 50 counted from?

You must have turned fifty on the day the application is lodged, not merely within the same calendar year. If your passport shows 15 October as your date of birth, the earliest acceptable filing date is 15 October itself. Immigration officers check the passport date directly and will reject a file submitted even one day early, forcing you to restart the process.

Would a Thai spouse help?

Yes—if married to a Thai national, Non-O Marriage Visa needs only THB 400k in the bank or THB 40k/month income, so it is cheaper to maintain.

Can I renew in a provincial office?

Yes—Chanthaburi, Chiang Mai, Phuket, Pattaya and Hua Hin all handle Non-O Retirement. Some request the landlord's ID as extra proof of residence.
