Frequently asked questions

Does U.S. Social Security qualify?

Yes. BOI accepts both state pensions such as U.S. Social Security and private retirement funds. You need an official award or benefit letter stating the monthly or annual amount, plus bank statements showing the payments actually received. Documents in other languages must be translated into English or Thai with a certified translation.

How does this differ from Non-O Retirement?

LTR removes the annual 800,000 THB Thai bank deposit and the monthly income letter, cuts address reporting from every 90 days to once a year, includes a Digital Work Permit, and runs ten years in total. Non-O Retirement must be extended at an Immigration office every single year.

Can I bring my spouse?

Yes. A legally registered spouse and children under 20 can apply as LTR Dependents, up to four per principal, at a BOI fee of 50,000 THB each. Each dependent needs USD 50,000 health insurance, and marriage or birth certificates must be legalised and accompanied by certified translations.

Can I buy property in my own name?

You can own a freehold condominium unit in your own name, within the 49% foreign-ownership quota of the building. Thai law does not allow foreigners to own land, so a house normally requires a registered long lease of up to 30 years or ownership through a properly constituted Thai company.

Do I owe Thai tax on my foreign pension?

No. Royal Decree No. 743 exempts foreign-sourced income remitted into Thailand, including pensions, from Thai personal income tax for Wealthy Pensioner LTR holders while their status remains valid. Income arising inside Thailand is still taxed at normal progressive rates, so review your position annually.
