Who is required to file TM30?
The duty falls on the house master, owner, or possessor of the property under Section 38 of the Immigration Act B.E. 2522 — typically the person named on the Tabien Baan, the condo owner, or the landlord. The foreigner cannot file it in their own name, although many landlords authorise an agent or the tenant to submit on their behalf.
What happens if TM30 is not filed?
Fine of THB 800–2,000 per case. You cannot file the 90-day report, extend the visa, or obtain a re-entry permit until TM30 is up to date.
What is the difference between TM30 and TM28?
TM30 = the homeowner notifies that a foreigner is staying. TM28 = the foreigner notifies an address change within 24 hours.
Do I need TM30 if I stay in a hotel?
No. Licensed hotels, guesthouses, and registered short-stay hosts submit the notification for every guest night through the same Immigration system, and their confirmation is what officers check. Keep a booking receipt as proof. Once you move into a condo or rented house, the owner must file a fresh TM30 within 24 hours.
Is the online system available nationwide?
Yes — sd1.immigration.go.th covers all 77 provinces, but some offices still require walk-in if the online flow rejects the registration.
